As CEO, Gulley is focused on advancing the organization’s strategic vision, strengthening the businesses within its portfolio, and identifying new opportunities for growth, innovation, and collaboration.
Known for his strategic and operational leadership, Gulley has helped organizations grow through mergers and acquisitions, joint ventures, business development, and leadership development. He focuses on creating alignment, empowering teams, and translating strategy into meaningful results.

As Chief Financial Officer at Westcor Global Inc., Sri Someshwara leads and influences diverse finance and operational teams, shapes strategy to outperform the competition, and enhances financial results through sustained analytical expertise and strong internal controls. Sri is a visionary finance and strategy leader with a record of building world-class teams and driving long-term enterprise value through the development and execution of both organic and inorganic growth strategies, from expanding core business lines to capitalizing on M&A opportunities.
Sri’s career experience includes leveraging critical thinking and disciplined process management to support business and revenue growth, re-engineer processes, and deliver cost savings through expense management and efficiency programs.
Donald Berube
General Counsel / Corporate Secretary
Donald A. Berube has 38 years of legal experience, including 26 years in private practice in Massachusetts. He joined Westcor in 2015 and currently serves as General Counsel and Corporate Secretary for Westcor Global Inc., Westcor Land Title Insurance Company®, and AgentHome®, where he oversees the corporate legal and claims departments.
Throughout his career, Don has guided organizations through complex contracts, acquisitions, and regulatory matters. He is licensed to practice law in Massachusetts, New York, Washington, D.C., and Florida, and holds a J.D. from New England Law, Boston and an Executive Certificate in Leadership & Management from the University of Notre Dame’s Mendoza College of Business.
Kevin Koon-Koon
Chief Innovation and Information Officer
Kevin Koon-Koon serves as Chief Innovation and Information Officer for Westcor Global lnc., where he leads enterprise technology, innovation, and digital transformation across the company’s portfolio of businesses.
Kevin oversees technology strategy, software engineering, product development, data, infrastructure, cybersecurity, and IT operations. He focuses on modernizing the company’s technology foundation while launching new products and capabilities that improve the experience for agents, partners, and employees.
He also leads Westcor Global’s work in artificial intelligence, automation, and emerging technologies, applying innovation where it creates real business value and helps shape the future of the title and real estate industries. Outside of work, Kevin enjoys unplugging and spending time with his family.
Brian Zollweg
Head of People and Culture
Brian Zollweg is Head of People and Culture at our very own Westcor Land Title Insurance Company®. He spends his time helping organizations work better by helping people work better together.
Over the course of his career, Brian has touched nearly every corner of HR—coaching leaders, shaping culture, navigating the employee experience, and occasionally translating “corporate language” into something humans can actually understand. He believes culture isn’t a buzzword, it’s the difference between a workplace that survives and one that thrives.
He’s contributed to the broader industry through his work with ALTA and has been actively involved in developing talent and leadership initiatives that push our field forward. He’s also supported the Human Resources Profession through the Greater Orlando Society for Human Resource Management and Disrupt HR Orlando.
Susan Green
Head of Marketing, Branding and Communications
Susan Green is a seasoned marketing leader whose strategic vision has elevated the Westcor Global Inc., portfolio of companies within the title insurance and real estate technology sectors. With a sharp eye for industry trends and a deep understanding of brand positioning, she has played a pivotal role in shaping and executing the marketing architecture for brands such as Westcor®, Westcor International, AgentHome®, and X1 Analytics®. Her leadership has not only strengthened individual brand identities but also unified them under a compelling and cohesive brand ecosystem.
Green’s ability to lead creative teams and drive innovative campaigns has been essential in raising brand visibility across diverse audiences. Her efforts have consistently set a high standard for branding, particularly at industry events and conferences, where her work is widely recognized and respected.
Steve Black
President and Chief Operating Officer
Steve Black serves as President and Chief Operating Officer of Westcor, bringing more than 35 years of title industry experience and a proven track record of leadership, entrepreneurship, and strategic growth. He spent 14 years with a major title underwriter, where he held various leadership roles and helped launch new business ventures before founding four title agencies serving national lenders.
His partnership with Westcor began when the company underwrote his fourth agency, ultimately leading him to join Westcor in 2015. Since then, Steve has held several key leadership positions, including South Central States Regional Manager and Senior Vice President and Area Manager, overseeing multiple regions across the country. Today, he helps lead Westcor’s continued growth and operations, bringing a deep understanding of the independent title agent experience and an unwavering commitment to the company’s agent-first philosophy.
Mike Forgas
Senior Vice President, Insurance Services
Mike Forgas has been an integral part of Westcor’s success and continued growth, bringing years of industry experience, leadership, and a deep commitment to the company’s mission and its agents. Throughout his tenure at Westcor, Mike has played an important role in expanding the company’s presence and capabilities on a national level, helping strengthen relationships and drive meaningful growth across the organization.
As Senior Vice President of Insurance Services, Mike continues to leverage his experience and industry knowledge to support Westcor’s strategic priorities and deliver value to its agents and partners. His collaborative leadership style, business insight, and understanding of the title insurance landscape have made him a valued member of Westcor’s leadership team.
Carmel Caramagna
SVP, Director of Commercial and International Insurance Services
Ms. Caramagna joined Westcor® in 2014 as Senior Vice President, Director of Commercial and International Insurance Services.
Ms. Caramagna has been an underwriter for title reinsurance and legal indemnities lines for over 20 years. Her group has underwritten for Capital Reinsurance Company, ACE and Houston Casualty Company.
Previously, she was a practicing attorney specializing in real estate law. She represented lenders in commercial and residential real estate transactions in addition to developers and owners of real estate. Ms. Caramagna holds a J.D. from Western New England College and a B.A. from Rutgers University. She is a licensed attorney in New York, New Jersey and Massachusetts.
Shandelle Thomas
Senior Vice President of Operations
Shandelle Thomas serves as Senior Vice President of Operations for Westcor Global, bringing more than two decades of leadership experience in the title and real estate services industry. Throughout her career, she has led teams and initiatives across escrow, title operations, auditing, technology, compliance, and operational management. Known for her strategic approach and collaborative leadership style, Shandelle has successfully developed high-performing teams, enhanced operational efficiency, and implemented scalable solutions that support sustainable growth and exceptional client service.
A respected industry leader, Shandelle is passionate about professional development and advancing excellence within the title industry. She has served as Chair of the Education Committee and Commercial Escrow Instructor for the Land Title Association of Colorado, helping to educate and mentor industry professionals throughout the region. At Westcor Global, Shandelle oversees operational strategy and execution, focusing on process optimization, organizational effectiveness, and delivering innovative solutions that support the company’s growth while maintaining a strong commitment to client success.
Lauren Durell
Chief of Staff
Lauren Durell serves as Chief of Staff for Westcor Global, Inc. As a member of the executive team, she partners with leadership to drive strategic initiatives, connect work across departments, and turn priorities into measurable results that support the company’s continued growth.
Growth strategy and execution are the common threads of Lauren’s career across the mortgage & real estate, financial technology, hospitality, and software industries. In growth and marketing leadership roles, she has helped companies scale rapidly, including tripling a fintech startup’s business in a single year, by bringing sales, product, marketing, and operations teams together around shared goals. Throughout her work, she leads with empathy and kindness, believing the best results come from people who feel supported and heard.
